A Turn-Key Modular Home Building Process.

At Phoenix, we believe that modular home construction is the most efficient, sustainable, and cost-effective way to build your new home. We have developed a comprehensive turn-key home building process that takes care of every step of the process without any surprises.

EXPLORATORY PHASE

During this first step, we want to get to know you and what your preferences are. Based on your preferences, the lot location, survey, and local zoning rules, our team will help you select 1-2 modular home floor plans that meet your needs. Once you select your floor plan, we will prepare and present a proposal with standard features for your consideration. We will work with you to establish your initial working budget and overall plan. At this point, it takes as little as a $5,000 deposit for our team to begin the process of building your dream home.

LOCATION

The first step is to determine what you can build on your desired lot. We will need a copy of the property's survey to assess if your desired modular home plan can fit within the property's setbacks. If necessary, our floor plans can be customized to conform with the requirements of your lot. We help navigate the zoning and planning approval process in order to understand all of your options and to acquire the necessary permits and approvals.

MODULAR DESIGN

You can select a home design from our Modular Home Floor Plan Collection or work with our team to bring your vision to life. Our in-house drafting department will provide you with a full set of architectural drawings.

PRICING

After we finalize your plans & specifications, we can give you a firm price for the cost of the house and the foundation to set it on. Unlike site-built houses, this price will not be subject to numerous change-orders and price increases along the way.

PERMITS & PREP

Once the layout and various construction options are finalized, a final set of engineered plans are produced and submitted to the local building department for approval. Once the building permit is obtained, construction on-site and at the factory begins. This simultaneous process saves both time and money. As we clear the lot, excavate, and build the foundation, your modular home is being built in the factory.

HOME DELIVERY & SET

After the foundation is built and the modular home is constructed in the factory, it is time to deliver & set the house. The modular home consists of “modules” that are delivered by truck to your site. During the set, a crane is used to lift the modular components into place on the foundation by our experienced set crews. After all of the components are set, the roof is fastened and features such as dormers, gables, and chimneys are put into place. Today's modular technology allows for modular units to be designed with the same external aesthetics as site-built homes and are virtually indistinguishable from their site-built counterparts.

FINISH

After the modular home is set, the interior and exterior finish work begins including:

Coordination and oversight of on-site inspections and submittals
Installation of siding (or the remainder of siding not already installed in the factory), soffit, fascia, door pediments, window cross mantles, shutters, gutters, and other exterior treatments
Connecting electric, water, and waste lines between modular units and to the main utility sources on-site
Installation of the heating, ventilation, and air conditioning systems
Installation of staircases & handrails
Installation of flooring, if not completed in-factory
Finish work along marriage walls
Enclose piling foundations, finish garages
Air sealing the modular units to meet desired energy efficiency standards and requirements (LEED, Energy Star, etc)
Installation of fire sprinkler system if required by code or personal choice
Final walkthroughs, punch-lists, and certificate of occupancy

CERTIFICATE OF OCCUPANCY

Phoenix will be by your side throughout the duration of the project to handle all permits and submittals. Upon completion of construction, we will perform all final walkthroughs and punchlists with you to ensure your home is built to its intended quality and your satisfaction. After the final walkthrough, we will receive your certificate of occupancy and provide you with a set of keys for your brand new modular home.
